Cabal Investments is always looking for
opportunities. More specifically, we look for value
add opportunities. Properties can be in distress,
but we prefer opportunities that are breakeven to
slightly cash flowing, though we have taken on
difficult situations. We will consider apartments
with deferred maintenance or mechanical issues,
but prefer administrative distress versus physical
or economic distress.
We are actively seeking apartment opportunities
in that fit in the following areas:

San Francisco, CA - 10+ units, Nob
Hill/Marina/Mission/Pacific Heights locations, some
one bedrooms

Denver, CO - 50+ units, actual 10% cap rate, all
downtown locations, deferred maintenance OK
Location is another specific. We have teams on
the ground and ready to go in San Francisco,
Denver, Phoenix, and Kansas City.
