		<description>Very interesting payment option.  The issue that one may encounter is familiarity with the merchant system.  Bitcoin is not as well-known, still in development (rev .5), and lacks the security online customers require.  It may be hard to both get a tenant to pay online as well as use an unknown payment service.</description>

When receiving bitcoins as payment, the funds can be sold at an exchange for USDs and then withdrawn using Dwolla or via ACH to a bank account.  Those outside are served as well as there are exchanges where one can convert bitcoin into over two dozen different currencies, such as the Euro, Yen, Brazilian Real, Ruble, Renmimbi, and more.</description>

Communication is our friend and I have found most people are reasonable out there.  If you just explain your situation and position, folks will usually understand and try to accomodate you.  However, you have to be accomodating as well.

As for your trouble tenants, cut em loose.  One ratio of investing folks forget is &lt;strong&gt;headache per dollar &lt;/strong&gt;- you want this ratio to be as low as possible if you are going to grow your business! :)</description>

I had an issue like this with a tennant at our mobile home court.  They were constant complainers and always late on their rent.  I finally had it with them and issued them a 3 day notice to pay or vacate.  They responded by calling the EPA complaining that the water was making them sick.  He relayed this to me with a smile.  We had the EPA come out and got a free water quality test out of it and we were fine.  I am now preparing for a court date with this tennant. Still hasn&#039;t paid the rent.  Lesson learned it to get rid of problem tennant as soon as possible with out delaying.  Will cost you less in the long run.</description>
